How long does a tile roof last in the Bay Area?

Concrete and clay tile routinely outlast the underlayment beneath them. The tile itself can serve 50 years or more in our mild coastal climate; the felt or synthetic underlayment that actually keeps water out is the part that ages, typically 20 to 30 years. Most tile jobs we do are a lift-and-relay: the sound tile is stacked, the underlayment is replaced, and the same tile goes back down.

What is a lift-and-relay, and is it worth it?

We remove the existing tile by hand, replace the underlayment, flashing and battens underneath, then reinstall the original tile with new fasteners and replace only the pieces that broke. It costs far less than new tile and gives you a roof that is watertight for another underlayment cycle while keeping the look of the house unchanged.

Can I walk on my tile roof?

Please do not. Concrete and clay tile carry weight only where they are supported, and a step in the wrong place cracks a tile that then leaks quietly for months. If something needs checking — a satellite dish, a solar mount, a gutter — call us and we will walk it properly.

Do you repair broken or slipped tiles?
